Homes are appreciating in Val Verde in NW OKC and I have some numbers for you:
In 2021 the average price per sq ft ranged from $94-$144.
In 2022 the average price per sq ft ranged from $130-$164.
In 2023 the average price per sq ft ranged from $139-$183.

The average home price for the past 12 months ranged between $420,000 to $675,000.

Here’s a look at the numbers…
This time last year, homes in The Greens sold for $527,000 on average.
Currently, the average sales price in the area is $516,000.
A number of factors can be contributing to this slight decrease in price, including buyer demand, current inventory, interest rates, local market conditions, and much more.
For example, this time last year only 2 homes sold between December and February, whereas 5 have sold in the same time period this year. So, it could be argued that more inventory this year made selling a little more competitive.
Keep in mind that these numbers are simply an average for the market in the area.
