I have access to HUD homes, FannieMae Homepath, bank owned properties (BOP), preforeclosures and foreclosures, short sales, and real estate owned properties (REO).  I also have existing searches on the MLS specific to distressed properties.  I’ll do the searches and send you the results daily, or whenever you would like.  I’ll fill out the bids for you and arrange inspections upon notification of bid win.  If you need help finding qualified inspectors and contractors, I can help with that also.

Make sure that you have your financing in place including down payments.  Proof of funds and earnest money are necessary parts of these transactions and are either required with the offer, or within hours after the bid award.  Once bids are awarded the process of inspections and contracts moves quickly. Once inspections are completed and the contract is finalized, we usually have the usual wait time until close.

Short Sales:

These transactions take longer.  Owners and lenders must approve every offer.  An offer can sit for weeks or maybe even months.  Be aware that with short sales we may not know for months whether we have won the offer, as sellers and lenders can usually accept backup offers while we wait.
